Welcome to Wolf Den Rentals. These Terms and Conditions outline the rules, responsibilities, and policies for booking and staying at our properties. By reserving a stay through WolfDenRentals.com or any affiliated platform, you agree to comply with these terms.

1. Booking and Payment Policy

A 10% deposit is due at the time of booking.
The remaining balance is due 14 days prior to arrival.
Reservations made within 14 days of arrival must be paid in full at the time of booking.
Payments are processed securely via our direct booking platform or trusted third-party partners such as Airbnb or Vrbo.

2. Cancellation Policy

100% refund of payments for cancellations made 30 days or more before arrival.
50% refund of payments for cancellations made 14–29 days before arrival.
No refund for cancellations made less than 14 days before arrival.
Early departures or no-shows are non-refundable.

3. Damage and Liability

Guests are responsible for any property damage, loss, or excessive cleaning required beyond normal wear and tear. Charges for damage or missing items may be billed to the credit card on file or deducted from the security deposit (if applicable).

Wolf Den Rentals is not liable for accidents, injuries, illnesses, or loss of personal belongings that occur while on the property. Guests assume full responsibility for their own safety and the safety of their party.

4. House Rules

To ensure an enjoyable and respectful stay for all:

No parties or large gatherings permitted.
Minimum booking age: 25 years old.
Quiet hours: 10 PM – 8 AM.
No smoking or vaping indoors. Smoking is permitted outside only; please dispose of cigarette waste responsibly.
Furniture: Do not move or rearrange furniture.

Trash: Place all garbage in designated bins to avoid wildlife disturbances.

Check-out: 11:00 AM. Late check-out must be preapproved and may incur additional fees.

Doors and windows: Ensure all are locked upon departure.

Community rules: Guests must follow all posted HOA or resort regulations.

Pets

Not all properties allow pets. Approval and a $150 pet fee per stay are required prior to arrival.
Unauthorized pets will result in a $250 penalty and may lead to termination of the reservation without refund.
Guests must clean up after pets; additional cleaning or damage may incur extra charges.

Hot Tubs (where applicable)

Available May 10 – October 1, weather permitting.
Use requires a signed waiver prior to arrival.
Guests are responsible for safe and sanitary use of the hot tub.

Golf Carts (where applicable)

Available during summer months, weather permitting.
Use requires a signed waiver prior to operation.
Only licensed drivers age 25+ may operate golf carts.

Waterpark Access (where applicable)

Hours and operations vary seasonally.
Guests should check the Bridges Bay Resort website for current hours.
Passes are not valid on check-out day unless otherwise approved in advance.

Parking

No parking on grass or rocks per HOA regulations.
Driveways accommodate up to three vehicles; overflow parking is available near Bridges Bay Resort.

5. General Terms

Website Content: All images, text, and materials on WolfDenRentals.com are the intellectual property of Wolf Den Rentals and may not be copied, redistributed, or sold.

Accuracy: We strive to keep property descriptions and pricing accurate but cannot guarantee availability or typographical error-free listings.

Right to Refuse Service: Wolf Den Rentals reserves the right to cancel a reservation or refuse service to any guest who violates these terms or engages in disruptive or unsafe behavior.

Force Majeure: Wolf Den Rentals is not responsible for cancellations or interruptions caused by events beyond our control (e.g., natural disasters, power outages, or government restrictions).

6. Acknowledgment

By completing a booking, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
